Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

I appreciate your thoughts/comments on the following items:- I believe that a separate account needs to be setup for Security Deposit and Collecting Rent.

I have a separate account that is specific to all of my rental properties....separate from my regular checking account.

Heck, even if they were in decent shape if the deal is that good you’ll have a handful of Investors offering all cash just to secure the deal over financed buyers.

My view: Logan Height, encanto, Skyline are currently the worse but I admit to not going to those areas regularly or often to see any recent changes.  

The new measure would eliminate this exemption and extend regular rent control laws to all multi-family properties.
