The really old buildings (the oughts to 40s/50s) require a concerted effort to bring to "modern" energy efficiency standards and the ultimate level of retrofit is limited by the fact these buildings were never designed or constructed to be air tight.

Within 72 hours I offered to change the carpet immediately but she didn't want us to enter the unit until she hired a company on her own to evaluate as she claimed there is ecoli probably but the company did the test and ecoli was negative and now they are claiming we do negative air filtration, Remove the affected baseboards, Remove and haul away the drywall / plaster from all the affected areas, 2’-0” high and 2’-0” passed the visible water damaged stained areas, Remove the toe kick from the master bathroom vanity, Use a low pressure rinse with a biocide solution to disinfect the affected areas, Set up dehumidification and air movers to dry the affected areas., Final swab testing is recommended at the end of the cleaning.Once the above has been performed, it will then be oaky to install the new carpet and padding.

Needs: New roof; possible foundation work (needs engineers report); possible plumbing work (old copper pipes); possible HVAC (has gas central heat and window ACs, would need central air, but seller may be in the process of updating) complete indoor rehab including floors; counters; light fixtures, refinishing cabinets; painting or otherwise fixing wood paneling.

My rental unit has a 500 cash flow each month , the central air fan motor went out , eventually I may need to replace the entire unit a/c and furnace which is about 3 k, the house also has a swamp cooler , edison installed the unit for 80 dollars and it cools about 1200 sq feet , the bill is only 25 dollars per month using the swamp cooler it was put on a window compare to 300 dollars for the central air.

Now, if you are just hot air and a wannabe investor, I suggest that "talking a good hunt" won't be enough, so you'll need to think through different ways to find and acquire.

It was extortion and I refused to pay them and they served my tenant trying to collect the rent, my tenant ended up moving because I threatened to evict them if they paid them and not me, it was bad.If you do condos or single-family homes don't forget to put away reserves for items like air conditioners, hot water heaters and appliances.

(passing these costs along to the tenant buyer) 5% down ($10,250) + nonrefundable option fee ($5,000) which is an arbitrary number that I just pulled out of air$1400 monthly rent (median rent in the area for 3bd/3bth is $1500)Please let me know your thoughts or if I missed anything.
