is not waterproof and will not stand up against crap that happens in the kitchen.Use ceramic or porcelain with dark grout.I have beige tile with charcoal grout.

local is always good, CU's are best IMO - start with citizens, walk in and tell'em you want a mortgage get some coffee and chat it up at least get information and see where you stand from the banks perspective and what they're willing to do.

That way, I have time to save up money from the rent coming in, and I will be able to afford the terms of my lease option.I'm assuming my tenants most likely WON'T purchase the home, though if they do, I would stand to make a tidy profit regardless, which I'm not against.
