The two biggest challenges I hear are not realizing the condition of the property (for example, finding out the property is in a worse condition than it is) and working with contractors (not finishing the job, taking too long, etc).

I'm currently doing a cash out refinance and taking about $300k in equity while leaving equity on the table still so that it cashflows whether it's rented out long term, or as an a short term.

This will be an architecturally interesting building on 2+ acres with power gate at the road and fairly long driveway that sets the house out of sight from the road. 

You can generally deduct real estate classes and memberships as business expenses without an LLC, as long as they relate to your investment activities.

looking back I got a decent deal but it took too long to close and I need to find a team for the long term to accumulate fourplexes or build them.I'm wondering if people involved are just washing their hands if my deal rather than grow from it.Emails from before closing were insane looking back on it. 

I mainly do long term rentals but this feels in my lap and has been great. 

As long as one of the owners is local and can handle things, I wouldn't get a PM.
