Ask and see if she is negotiable.Many sellers list property "as is" but then agree to adjust the price or make repairs.Many buyers offer to purchase "as is" but then ask for price reductions or repairs.Frankly, it drives me nuts.

The contact information should be listed in the Conditions section of the policy.If a buyer objects to title because of a reason that is not excluded or excepted from coverage, it may be a marketability of title issue which would probably be covered.
