Then you'll be at the holidays and buyers will slow down etc etc... and your carry costs will eat up that 10k and you're going to break even.But I do the buy/hold and 1031 thing... not flips so maybe I'm way off.

Being the poor student I was, my share of the down payment came from my student loans (not the strategy I would suggest, but in hindsight was not a terrible idea with the low rate and payback holiday) and his portion from working on his parents farm growing up.
