Being the poor student I was, my share of the down payment came from my student loans (not the strategy I would suggest, but in hindsight was not a terrible idea with the low rate and payback holiday) and his portion from working on his parents farm growing up.

Let me add that there are plenty of wonderful tenants out there that I don't mind giving a holiday thank you gift so what we give them is a nice thank you card for being our tenant with a candy cane or two.. something like that doesn't cost a lot but they know that it's a handwritten card and let's them know that they are appreciated and that really goes a long way :)
