Check the property regularly (every other month, sometimes), have cleaning fees, and be upfront about these fees you will charge.I find the best approach is to inspect, inform them of any deficiencies, and give them a set period of time (usually discussed heavily during signing) to remedy it that will avoid the fee.

So, we tend to send a notice out regarding landscaping a couple times a year to several tenants and if they don't remedy the issue within the time frame in the letter, we send a crew out and bill the tenant.

Even if it's been removed/remediated, you still have to provide the brochure due to the age of the house.I've never had a problem; my tenants (adults) know better than to chew the woodwork.
