@Dan D.A big factor that I would consider is weather or not the duplex is individually metered. the thing i like about SFR in my town is that all utilities including water, sewer and garbage, are all paid by the tenant.

Marie Poe - You are certainly correct that hitting the delet button is easy, what Jerry is trying to get across (I think) is that by peddling garbage, you generate a bad name for yourself and if and when you ever do get a good deal locked, it is likely that some of your potential good buyers have removed themselves from yoru database or simply hit delete without even glancing at the deal expecting it to be crap.

A handful of other things have happened to, which completely put a bad taste in my mouth (IE: she asked if her niece and her nieces baby could move in for a month and I said no - she didn't listen and they moved in - technically she broke her lease right then and there but I let it slide knowing her lease was going to expire) (she thought another tenant knocked her garbage can and grill over -- when it was just the wind).
