But what do you say if you live at the same property?

I believe the time to purchase a rent ready property and have decent cash flow on day 1 is past, at least in the near term.  

Coventional, 30 year, 20% down, 3% interest (those were the days!).

So not quite the same as South Florida, but I do have aspirations to move my investments south, where the commute is a little less! 

I am facing the exact same issue.

Next day to get more wood and put around hot tub, build fire and wait...Next day need to clean out the ash so there is room for to lug more firewood over and start a fire and wait...See any potential problems or causes for a bad review?
