For instance, if a contractor wants to charge me $150 for a toilet I know I can get for $90 or 6k for cabinets I can get for 4k, there's no way I can blindly accept being overcharged for something I know doesn't cost that much.

@Jeff B. thanks,,, yup dad set up their trust so no probate was needed and also no court approval.Every time for instance a new account or similar thing they request a current Certificate of Trust ...notarized.. but that part has been fine.

So for instance a portfolio deal I did last year, no renovations necessary, already performing assets:Purchase Price: $994,000Appraised Value: $1,265,000Max Loan: $885,500 (ARV*.70)Amount Down:  994,000 - 885,500 = 108,500 Since 108,500 is more than 10% of $994,000 that's what we put down.

If you have a good renter, it may be advantageous to waive a late fee, especially in an instance where there is so much uncertainty about payment process.

You get the cash flow up until you sell it, and it's easier to sell to a REI looking to do extensive rehab if there's nobody living in the unit.

You may want to seek out bids to get them separately metered in that instance and plan for it as a capital expense.Either way if their existing lease says you will pay for water/trash you need to get an amendment or new lease in writing signed by them to change it to cover your bases.

It really doesn't make sense to use a Schedule C in this case, since I don't think the current owner put near 750 hours into this property, and didn't have any others, so I'll have to get some more information from my banker as to why they are requiring it for this deal.The one thing my wife and I believe we can do in this instance is play to our strengths--that is, leverage social media and online booking tools to increase the occupancy rate.
