Make it clear that there is a new sheriff in town and they will be held accountable, rents are due on this date every month, late fees are whatever they are, non-payment will result in a legal posting on such-and-such a date.

Also, each side of major roads like i35 and 377 will generally have very different prices.It happens a good amount in smaller towns and especially with CRE where you really can't run a sound comp because there's just no data to do so.

We’re still very cheap based on payments, 70% of those new houses are priced over $300k and are farther from town and usually don’t come landscaped so that should justify a good price jump.
