Any insight on this is greatly appreciated.

I have a question for you experts out there, I have a bit of a unique situation here in CO and need a little evaluation. 

I've also began taking the course to become a licensed real agent because I think that job over the upcoming summer would give me some great insight into real estate investing.

(by the way, I have never rented a property in my life and thats mainly the reason I am bringing this to the experts!)

I'm no expert on the matter (nor in REI in general at this point), but I have asked a similar question recently and got some very helpful feedback from the BP community.

Talk to any tax expert and they will tell you that the majority of the tax code is designed to encourage the populace to start businesses that provide the benefits to society that the government deems desirable.

I need a mentor to get some insight.

@Zoe Mercier - @Paul McCormick Jr seems to be the one with some insight in this thread :)I don't know whether this is a good deal or not, though I am guessing since the owner is compelled to attach financing to it, the deal must not be so easy to exit.
