The issue is that the community it is located in does not allow persons under the age of 18 to live in the property which obviously alienates the family tenets that I prefer to rent to.

Think about the average American and structures they live in as they age, generally...dorm or large apartment (college) --> fourplex or duplex (first job/20s-30s) --> town home (30s) --> single family home (30s/40s) The ideal most attractive housing for most people is the single family home.
