However, due to the current Covid situation and seeing how bad the food industry is being affected I am at a "mid life crisis" stage of considering a new profession. 

You know just in case they didn't know + individual pager to each tenant on the property in question.I am at the stage where I have to split the bill and have each pay their share of whatever isn't waived which we told them ahead of time this would happen if it were to continue.I am very much counting on a tenant ratting out the trouble maker and just probably giving them a single warning before I don't reconduct their lease.It might cost me more to have them leave than to find a way that works to hold them accountable.

Hi Timothy.Yea, I also tend to agree with @Dean Letfus.The office building is not something I'm too keen on doing at this stage however in the future, maybe.

For example, we already had existing staged photos but with our new property manager they took new professional photos un-staged and we could not opt out of it.

It is still in the early stages, but the big items (AC, water heater, roof) are all fairly new and should not need repairing soon.
