I think to make it profitable, I'd have to scale pretty quickly and I doubt there is enough park owners within a reasonable distance that would even want the service.Sorry, that was more of me thinking out loud!

However the property manager and the listing agent belongs to the same company, I highly doubt neither the owner nor the agent knew the defect.Any advice on how to deal with the situation is appreciated!

Even if the Seller was paying them, if your agency was set up for them to represent you alone, that is how it would be.I highly doubt that the bank is selling the property without the use of a licensed real estate professional. 

I have no doubt some  markets will see downturns - quite possibly very soon. 

When in doubt, tie it up in contract with an inspection contingency so it's yours if you later decide that you actually want it, let's shift things a little more in favor of buyers in this hot seller's market!

I am hoping GOVMIT steps in and precludes lenders from chasing deficiancies from those that lost their homes.. for investor groups they may not have the same protection.. so General Partners who might have thought it a good Idea to PG a deal may have an unhill battle. and investors to save their properties are going to have some cash calls I suspect.where it gets dicey in these deals is when some investor simply don't want to do it forcing bigger cash calls on the remainder folks.. this is not good... there will BE multi sitting vacant and abandoned and some deals for people to pick up I have no doubt.

I won't list all 13 objections here, I doubt anyone would read the post, but I will list a few of them.  

I doubt it's that long or that expensive in OKC but it's likely also not instant or free.Now, let's say you do go through this process and work through the hiccups, bumps, frustrations, etc.  

It's only $150 but it seems clearly illegal not to mention it makes me seriously doubt the credibility of the PM if he has this poor of a grasp of the rules his business must adhere to.
