I am looking to get deeper into the commercial multifamily world.

It will pre-plug in info on many properties, you can edit criteria, then analyze things deeper, if it passes your qualifications.

Going deeper into FairFax and Hough are really rough.

Either way, as many have stated above, dig deeper, ask them why they are looking for 15% down, and explain to them as @Will Barnard did; tieing up my cash like that is not a good investment for me.

I don't believe there's a list of "probate properties" per se. finding probate properties requires you to dig deeper with your research. you can always call realtors and ask if they have any probate properties. and look in the obituaries. or find death certificates by checking with the state department of public health and town vital records. then go to the probate court website for the specific town and type in the name. you might see if they owned any property. it's a lengthy process but one that could pay off. good luck!

The deeper you get into this the more opportunity you're going to have to increase expenses because of the unknown.

Plus operating in 3M+ space means deeper-pockets/reserves which Im sure you might have but not the guy trying to get get to 10K/month mark.This sounds to me more like hoping for home run and Im all ears to be enlightened, Im also only 3 years in the game at around 4.5K/month mark myself.
