Todd Kozak Tree from one property falls on another property - who is responsible?
23 September 2023 | 10 replies
Unless the neighbor can prove that they warned the property owner with the tree that the tree was a hazard/ asked them to cut the tree (in writing, ideally certified mail or an email that shows it was received) because it was dead and in danger of falling, and can prove the owner was negligent in not taking action, then it is the person whose property the tree fell on who is responsible for any damage to their property.

Josh Calcanis DCSR Loan and forms of Financing
4 February 2022 | 42 replies
Over time, it will be cheaper. On the other hand, DSCR lending is the growth sector of the mortgage market for a number of reasons; the number of people who won't qualify for conventional financing because of student loan debt (and other debt, but student loan debt is huge right now), the number of financed properties, lower ltv's for conventional, the gig economy where a borrower can use deposits to qualify for income vs. a W2 and so many others.DSCR lowers the barrier to entry for into investing in real estate where Fannie and Freddie are still trying to figure it out and with comparable rates or rates as low as they are naturally, DSCR is experiencing an explosion of growth. All the bestStephanie

There were other areas in Florida that have had explosive appreciation gains, whereas my home/area has not (modest appreciation gains).I did not appreciate how much insurance would cost in the area (and how that affects my cash flow). For my future purchase, I will use better tools to analyze deal and make sure that I maximize cash flow.I will also create my own real estate goals and strategy.
