@Ryan Hollingshead once the property hits the MLS its already in foreclosure, have you tired looking at the court house?

We can go to court, if that's what they want to do, and this appraiser is regularly testifying in court (most appraisers won't).

This is common here but I am not sure about all over the country.

Right now the will is still being processed though the surrogate court but when it's all done He's not sure how to handle this.  

I learned that in Germany (and possibly other EU countries) the tenant supplies his/her own kitchen -all appliances, cabinets, countertops, etc.

Do you guys have any tips on finding good wholesalers from another country and establishing a network while not living anywhere close to that area?

You have some of the oldest land in the country out there. 

Dave Ramsey gets a lot of flack on here but you gotta admit his philosophy works .I'm not too keen on his investing strategies but Dave is right that the Bible has proven sound concepts on dealing with finances .There is a reason Jewish people ,although a very small percentage of the country ,have a great portion of the nations wealth and I say that in a very respectful way .
