I like that the market hasn't recovered too far from the GFC but with the aggressive incentives for business and jobs coming to the area, it feels like an area on the cusp of a Stage 2 Buyer's Market.

I live in Minnesota, and garages play a huge factor in property values (many buyers completely rule out homes without them).

Does this deposit, go directly to us, or does the buyer give it to the title company?

Only offers made in writing and signed and accepted by both sellers and buyers are legal. 

Hi @Lucia Rushton, investors all have different preferences, as they are people too, just like retail buyers =).

My tenant buyer is buying from me, presumably because he cannot get traditonal financing.

He is a great realtor/instructor and knows a lot about mortgages and super great with buyers and also buys and flips in Charlotte. 

Be aware that most Buyers don't like buying these type properties via wholesale b/c they need to be able to do their own due diligence and be able to negotiate directly with the Seller.
