I don’t know anything about the Lincoln market hopefully now that you’ve said the city name other users with Lincoln in their keyword slewrtd will chime in for you. 

You want a figure where you don’t care about the stock market going up or down.  

Take a free an clear property, pull half of the equity out (tax free) and invest that for example in the stock market.5k-10k in monthly income after everything sounds like 20-30 units.

We source off-market deals, pair them with investors, and then hand hold through the rehab and city inspections when things are complete.We have existing contractor relationships and a team on the ground to keep tabs on things and keep you informed along the way. 

You will have better chances from June-Sept to make the best deal on your property based on what I have seen in the market as a Realtor.
