I checked out Punta Mita last year because there was so much talk about good deals but I unfortunately found a ghost town when I arrived, even in peak season.

My rule of thumb is to initially start at 10%-20% of the value I arrive at, then negotiate up in they do not accept it.   

When we arrived to are Rental the yard was trashed and when we went to get the key out of the lock box it was not there.

If you try to GIVE them the number, that might make a person uncomfortable especially if they arrived to same exact same number on their own calculations (which they should if your facts are accurate).

They’d probably make a lot of noise at night between arriving and going at all hours.

Of course there is a benefit as a landlord does not have to wait/wonder if the rent will arrive each month. 

However if a mobile home mover will allow the Title to be in someone else's name while they move the home to LA than you can simply wait to transfer the title to your name once it arrives in LA.

Fast forward 8 days of calls to the agent and said title company , trying to be calm and work with her, and trying to confirm the check arrived.
