Can you renovate the attic and turn it into one or two bedrooms?

One of the owners responded and we have been able to negotiate a deal.  12 unit apartment complex; 6 two bedroom and 6 one bedroom units. 1960s, single story, slab construction, four sides brick, C condition, fully rented.  

You'll find an ample number of potential properties to review. 

My last buys were in the 2016 time frame in really nice bedroom communities in Ohio.

Show me anything here close to a 1% rent to value ratio that isn’t in a bad neighborhood where you’d have to rent it out by the bedroom

The home is a 3 story house with a large separate two-story garage behind it, the garage has a two-bedroom apartment on the top level.

Make sure you are near the market average so have 3 or 4 bedrooms, 1 or 2 baths, etc.

Home will list for 530K. 4 Bedrooms, 4.5 Bathrooms. 2 Master Bedrooms / one on each floor and each of the bedrooms has its own bathroom.

The most difficult one is that many of the cabins have "below grade" sq. footage/bedrooms/bathrooms and above grade sq. footage/bedrooms/bathrooms and you won't be able to tell by comparable listings the sq. ft above/below because they just aren't listed that way.Additionally, appraisers have to take 82 hours of required coursework and complete 2 years (I believe) as an apprentice. 

Would they want a 1 bedroom condo with no parking?
