If you are looking at a STR deal in the Smokeys, I suggest using a DSCR loan to buy something turnkey and just qualify with AirDNA projected income.

I am going to be out-of-state soon and was wondering if there are any good property managers that you recommend in Aurora Colorado (Suburb of Denver) 

I have not been through a closing with seller financing yet so I am wondering how it will go if the lender sees in the Purchase and Sale agreement that I have seller financing and how the wiring of the money will work.

What other option would be suggested rather than DSCR? 

My database suggests roughly 2 X SDE (Seller's Discretionary Earnings).
