That won't even scratch the surface of the billions of dollars that go into retirement accounts every payday.Actually, folks here do mostly SFRs with the occasional MFR here and there, mostly City of Chicago.

You should definitely have someone lined up who knows your numbers and is on board with your plan, even if it does end up taking several months or longer for the property to season before they'll do the refi.On the surface the numbers look workable in that you meet the 1% rule with the purchase price (though not the ARV, assuming it would also be around $300k, which is admittedly less important from a brrrr perspective) and could conceivably get all your money out with a clean refi at a realistic LTV ratio.  

But while they didn't trash the house per se, every surface was filthy and there were roaches galore.  

if this is grease and not surface burn, i would take some heavy duty degreaser to it and in the end to finished, mr magic eraser.+ some elbow grease (make sure you don't scratch it)

Leather is a common culprit, but any surface with organic material with enough time and correct conditions.  

The property is in a flood zone, but an small, odd one at best with a drainage ditch located a couple of streets away.

Most cheaper/affordable cookware is sufficiently thin that it quickly warps an will no longer sit level on the stove;second, if a tenant damages the cook surface on a coil-top range, you simply replace the coil.

I learned that I am not a trowel man...and that I like leveling compound better than skim coat. (6 bags...I think...kinda lost count) Using my best amateur effort I managed to get a reasonably level surface with a few imperfections.
