I generally do not pay for a quote for most construction type work, but for some services around here that are in short supply like plumbers and heating/air HVAC they do charge up to $100 for a quote and then take it off the price of the repair / upgrade if they do the job.

Hello BP community,I recently purchased a property that is heated by direct vented space heaters which is somewhat common in the area.The property was initially insured by Geico/Travlers however, I've just recieved a notice that they can no longer insure the property to due the lack of central heating and a thermostat control.

I don’t have enough money for a downpayment but want to start Real Estate Investing now so I’m interested in using a HELOCMy question is:If I take out a HELOC for a 25% downpayment of a condo here in Miami, so let’s say $35,000 of a $140,000 property, how do I pay back the HELOC’s monthly payments and the standard 30-year fixed rate mortgage of the rental property at the same time while making money.

If there is only one heating unit for a multi-unit property, the owner will be responsible, but that should in turn be reflected in the rent.
