Make sure all of your supporting analysis on the cashflow of the properties is spelled out clearly for a lender. 

I have stayed in vacation rentals before where the owner clearly was trying but... put the money into hiring great cleaners and don't do that yourselves, buy knives that actually are decent.

They deposit it and the day it clears I transfer it over to my main one.
