I suggest creating content (blogs, short videos, etc.) around financial literacy, credit-building, and real estate investing aimed at first-time buyers.

We see so many Youtube videos with instructions on how to do self-closings/seller closings, and this saves a significant amount of money. 

YouTube has a lot of great videos for this. 

all the videos I watch don't seem to make sense to me.

A couple of months ago, I ran across one of Dave Meyer's videos, and that led me to the podcast, and that led me to the Real Estate Rookies podcast, and a host of others who I won't mention, but were nevertheless valuable.

His name is Marco Carbajo - I would google him and see his videos on YouTube, etc...

We can set a time to hop on the video or hell you should come check out Chicago for yourself! 

Something to the effect that they will look at pics and video of the space and give you ideas on how to make the space unique with good style to help your place stand apart from the competition and you can purchase the material from the company as well (think wall accents, cabinetry, etc)I think the pod dropped in the last couple weeks.

The reality is that the new generation of native-born Americans don't want to build houses, they all want cushy high-paid jobs in tech or finance etc. or to get rich quick off of crypto or being a youtuber or running internet businesses, etc. very few of them want to work in the trades. 

Still doing my reading, listening and watching videos everyday to weigh out all my options
