Maintenance, property management (which you can earn for yourself), HOA fees, make ready costs between tenants, vacancy, tenant damage over security deposit, legal fees, CPA fees, a long eviction or a crazy tenant who wrecks the place are all possibilities.Lease options (rent to own, etc) are really just glorified rentals.

I had forgotten today is Fathers day.My father was killed in a car wreck when I was 16.That was about 20 years ago.No kids yet but when I have some I will remember it more.Luckily the last time I saw him night before we got a long really well.Try everyday with your father to put differences aside.At the end of the day you might not see them the next and you don't want your last words to live with being an argument.Happy Fathers Day everyone I hope you enjoy the day

tenant also knew his tenant laws as he knew exactly how much percentage wise he would have to pay for the interiors repaint. and he shows up with a camera to take pictures, im like dude are you kidding me, you wreck the home and now you wanna take pics. any judge would vote in my favor if he saw the pics, in my opinion. sorry to rant, hope this all makes sense as i brainstorm everything out of my mind !!
