Just trying to prepare for the worst.

If I hadn’t been an expert in this market there would have been many variables I would have had to estimate which is a rookie mistake.

I acknowledge I made numerous mistakes, but I do think I have a lot working to my advantage here.

My underwriting shows it to be worst.  

Then he admitted his biggest mistake was not holding properties, so I asked why.

The worst thing here is people who he recently took money from - yes some people are still being conned out of their money - lost it all to the court.I can see him working on 4 houses at the moment, and each ia having work performed out of sequence with 3 of the 4 still having no front entrance door installed, but they have still finished the internal walls and laid the flooring.  

Start small and make your big mistakes early. 

This is the general conscious and well known so might not need hard data.Finally, when you say useless questions to prepare for, what are some of the worst you have heard?

Worst case scenario is where a seller does a lipstick on a pig repair such as just parging over it and then not disclosing the issue because you might get the sale price but open yourself to future liability when something happens. 

I've made this mistake before myself.
