I expect the project will be a bit cheaper than the quote because I've been sourcing materials myself which were included in the quote and was able to buy new hardwood flooring on fb marketplace as well as buying nice hardwood cabinets from Habitat Restore that will be refinished instead of buying new plus a few other fun thrifted finds to keep costs down!

We are in Iowa (cold during winter), have a house and Teak plantation in Belize, our son and Brother both happen to be in Italy for the next few years.

But that's my two cents, work hard and have fun doing it.

If you're thinking about NV the Reno market has more year round activities because of the proximity to Lake Tahoe in summer and ski areas in the winter. 

Plan your renovation timeline to list properties during peak buying months - also take into consideration that snow and rain will affect your rehab.Another way that you will want to take climate into account is  that given the cold winters, energy-efficient improvements like insulation and modern HVAC systems can be attractive to buyers.
