Those sites have the best marketing photos, but that's not where the potential costs are.

I have been using the BIS site, and as Llewelyn mentioned, the Dept of Finance tax code is 2 family, but no CofO from DOB to support. 

You can check their insurance coverage, any active lawsuits they have, their workers comp rate (how safe they are on the job site), and other metrics.

I've been working with job titles like construction project manager, who doesn't know a lot about construction but coordinates architects, engineers, GCs etc, the VP of RE management, who also does not know a lot about construction but oversees site selection, lease negotiations, property management, RE accounting who writes my checks and does annual CAM audits, and other jobs like that.

I'm out on site regularly for that project for my W2 job, there are rumors of it growing in scope too.

There are budget-friendly self-management sites that make setting up applications and collecting rent simple and again, you can pocket that 12%.

There are other sites and also insurance housing companies that focus on longer furnished stays (for instance, furnished finder), but having done both MTR and STR I much prefer STR.

All I am asking is a reference to a bank that has a good web site that will allow me to do all my online transactions and be easy to work with.

They will tell you what they are and they include an on site visit to your location.
