It's one thing to have a mishap (insurance lapped and forgot) but having a string of issues shows a level of irresponsibility. 

Personally I have not had the best experiences with these sites, I typically go via word of mouth referrals from other investors I know from in-person networking in my market, or from the BiggerPockets referral tools.

As others have mentioned, you can purchase a MF property as your new primary via Conventional with only 5% down without having to refi your current property.

And I have a 7 figure portfolio invested in both direct real estate (via residential rentals) and syndication/crowdfunding passive investments (because I feel both have their strengths and weaknesses and I want both in my portfolio).To backup a second: You can find virtually every type of real-estate investment strategy ( core, core plus, value-added , opportunistic) and asset type ( multifamily , self storage, office, mobile home parks etc.) via syndication/crowdfunding.

At least at the court steps... not sure how that will work with online auctions via Xome or Auction.com.It sounds like I may need to capture this funding arrangement under a different instrument.

The property is now valuing minimum at 365K via Zillow, HAR, and in the 400's with CreditKarma, with identical / neighboring units selling +$20,000.00 more than those estimates. 

From what I know of the sponsor’s background, they have NO basis to believe they can successfully navigate the very complicated business of revitalizing a name brand via on line sales only.  

They can verify via Airdna or other tools.
