It's highly unlikely though, that a Class A tenant will settle for a Class C property in a Class C neighborhood.It'd be interesting to put together a data-based matrix on these 3 variables to support the above opinions:)

Timing is incredibly variable.

I've learned that managing rentals has a high degree of variability and operator's needs. 

So many things determine the rate, and when there's many variables, there's no average.

@Joel Scarboro You have the potential to benefit from a cost segregation study, but determining whether to do a cost segregation study or not has a lot variables. 

I recommend you do this annually to adjust for utility increases and other variables.

So to answer at what cost--we're looking at completely different variables for someone like you, me, and someone doing really well in Singapore, India, Australia, Switzerland, Germany, etc.

Some operators are in trouble now because of how they bought years ago utilizing bridge debt, variable debt, etc.
