But then those prior year losses come in and they are unlocked, no matter how high your income is, and you can sometimes make a lot of your tax exposure on the gain disappear with those prior year losses.It's not the bummer you're currently thinking it is.

Tenant #1 has no problems completing the credit/background once the system is unlocked and I have already verified employment and references so I don't see any red flags per se but they haven't completed the application process.

You need to analyze three or four deals a day for a month and you'll get a hang of it. that way you won't rely on somebody else to tell you what a good deal is you'll just rely on your agent to unlock doors and make offers.
