Portfolio lenders here will do up to 20 at 65-70% LTV and unlimited at 50%

I pay $1200 a year for unlimited snow/salt on a 25 x 125 lot  Lawn care is about $900 for the same lotYour repair/maintenance looks low.

I just read Marc Stephan's "Unlimited Real Estate Porfit," and loved it.

But the average (given unlimited time) would end up being 50%.I believe Mike is accounting for some of this possibility for variance by using a slightly more conservative number than most.
