The industry language has never worked for me...I look at things logically, not emotionally.

Also look at Intel headquarters, Ohio State University, Google, FB, Amazon, Nationwide, Honda, etc.

You will want your agent to add language into your offer that says "Contingent upon satisfactory review by the buyers" if you want to be able to terminate for something that's not inspection related.

Instead of spreading the "pain" on all, you look to different factors so can effect a smaller universal price increase, and start being more focused on the other price increases to be a burden upon those specific customers that it applies to, better known as a fee schedule. 

The city's universities, hospitals, and growing job market contribute to a steady demand for rental properties, especially in desirable neighborhoods.Considering your budget of under $1.5 million, there are plenty of investment opportunities in Philadelphia that align with your investment goals.

I would also advise to save for reserves.But there isn't a universal right path.
