I really don't want to drop out of college, I'm doing welding but I'm having a lot of trouble doing open butt roots on 6010, I've broken out on all but one test so my grade is horrible.

The employees who are permanently able to WFH may or may not move - there are a lot of factors (are they single or do they have a family, do they have roots in the city they are currently in, or do they want to move close to family elsewhere/go elsewhere for the excitement of it). 

Hard to do on 100% financingBig sneaky expenses that sometimes get overlooked are cast iron pipe sewer repair/root damage and older windows.

I'm a Process Engineer by experience, did many years in an automotive supplier plant, so I like to think I have the eye and mind for breaking things down, finding the root of the issues, and building systems, so anytime you want to talk shop, or just shoot the bull I'm always down!  

Right now the thought of house hacking would only apply to the NYC area since our jobs are rooted here.

I'd say don't treat the symptom, find the root cause and work from that depth first; you might be thinking motivation is the issue...I think its a manifestation of a deeper matters, I'm not a doctor or anything, purely my two cents.

While I would never root for anyone to lose their property or net worth, @Jeff Copeland is correct that it is a cycle.
