The more FIRE blogs I read, the more I realize that the majority of them are well-versed in tax tricks that allow them to minimize their tax burden to next to nothing. 

Or are any baseboards gonna do the trick?

You would have got tricked whether that property was the Taj Mahal or a hobo shack.

I am also a new agent as well, I guess that makes me the "Hat Trick". 

Another trick is to add shelving above doors and / or windows. 

(the trick is going to be timing all this)This way your living expenses will be as low as possible (maybe zero with the right hack) then when you find the next property you can activate the HELOC based on the new property investment numbers  b

The trick is not to be over leveraged. 

@Joe Threats  Everyone does it a little differently, but the trick is to make sure you do as much in advance as possible, and watch your lead times.  

I told my daughter there is one word she should be concentrating on and that is :LISTINGS  LISTINGS = MONEY    representing buyers pretty tough.. but she does have 3 in pending where her buyers were successful but i had to pull out our big tool box to give her all the tricks we have used over the years to get in first position.and just glad i bought 18 months ago..
