In terms of low competition, unless you are buying in the most rural or economically distressed area, there is always competition.

Another route you could do is be a money partner for someone buying real estate that does cash flow like STRs or Co-living in Colorado or out of state or even partnering for flips. 

No title co will insure with a lis pendens, and no buyer in his right mind will buy.
