I'm looking into purchasing a rental property in the Belmont area of Dayton, OH and wanted to get any insight for this market as it seems concerning that the average rent is higher compared to the actual costs of houses in the area.

It seems like it should be a fairly straightforward answer. 

Ponts can be built into your rate as well so compare notes with more than one lender/bank.   

Then compare that with your normal 30-year fixed.

This allows you to compare prices quickly.

Comparing what was promised to what was delivered lacks context. 

I STR it for 15-20K a month in the summer, and was offering it for rent for $2100 a month in the winter (lower than any comparable houses), and was getting tire kickers at that price. 

With margin trading of 20-25% of initial investment, when stocks market collapses with dollar cost averaging as a strategy  , leverage of the initial investment in stocks, the AAR can be more.comparable to most syndication (compared to 20% down payment in real estate).I have been following BP forums for the last 4-5 months and have spent almost 4-500 hours.
