These include accidents (I recently had 2 units destroyed by fire), natural disasters (I have had two units each hit by 2 hurricanes), property management turn over (they sell or stop being as good, I have experienced both), or turn over of team (I am turning over at handyman and I suspect plumber), or just wear n tear of property (slab leak in poor location, sewer pipes rotted out (one unit this month), roof, foundation issue, etc.).

I was shocked to see that given that they stopped paying on their other notes...unless its as you said, pay old investors with new investor money.

If you do not have the capital then you should consider partnering (Joint Venture or Syndication) with someone who does.

About 1/3 of their leases had to be terminated or evicted.I finally got tired of it and stopped accepting Section 8 about six years ago.

They could make more money by optimizing their operation and stopping the bleeding.

This wasn't the service line in the street like the letter talked about it was the line that went from the curb stop to the house.
