To be frank, I don't know which markets or product you are referring to when you say rents and value have exceeded your estimates. 

My intention is not to discourage anyone from investing in the Costa del Sol, especially considering that I never specifically referred to this region.

While you can have a checklist of income, credit score, criminal background, landlord reference, etc, to me the bigger tell of good versus less than good tenants came from all the interactions prior to leasing.

We have references that we can provide from other investors and we definitely complete every project that we start.

Redeveloping into mixed use live/work/play projects has been the most common proposed solution the past few years in my area. 

Other's are cautious to share their resources so they dont burn bridges if things go south with a referred investor.
