People won’t send you deals, if you dont tell them you are looking.I would then pull a list, skip trace the list, and just bang out calls.

Whatever you do, don't skip the lease agreement and collecting a deposit.

If you are easily found on Google ... like ranking #1 with an incredibly awesome website... you will get ALL the leads.No one is going to skip the first result on Google.Also, no one is going to fill in the form on a shady website.So if you rank #1 on Google, you will get ALL the traffic, and if your site is credible, .. no one will rather fill in the form of some other dude tjhat is shady.

Skip those.

Hey BP,My partner and I are starting to wholesale in a new market and have pulled leads pulled/skip traced. 

Perhaps it would have been better to skip over my post if it didn't interest you, rather than responding negatively.

Some larger broker outlets will give the option to have the loan processed and underwritten with them but this isn't the norm (UWM comes to mind as a big lender who now gives the broker this option of taking care of all of the processing or certain aspects of the processing which they call "processor assist" - this is fairly unique as far as I'm aware however).There are so many little variables to every situation but generally speaking, if an MLO is skipping over the spot where his/her license hangs and taking a deal somewhere direct, there wouldn't be a compliant way to pay the MLO.  

My best guess for a setup is something like this • I hire VA's to build a list  and skip trace 5,000 contacts • I hire a call center to call this list • the motivated sellers are registered in call centers CRM which directly connects to my CRM.

Fence and Sell offers a swift sale with minimal investment but skips potential rental income.
