Problem is theres slim to none investors that are going to allow you to get into a property with zero skin in the game. 

I would however give them the benefit of the doubt at first and try to come to some sort of peaceful resolution first.

If you want to invest without partners and do value add deals, the path forward is private, bridge, hard money or DSCR (which are all sort of the same thing).
