So I would limit to multi-family properties built 20+ years ago and a few other variables.On the other hand if I'm looking for flip houses I want singe family houses of a specific type in very specific areas.

tell borrow you will cut the interest to zero in you pay me off in X months.usually 30 or less if you have a 7 year or more term.. the PV on those sing your computer also.plus once you do this I have NEVER had a note go bad.. they just build up equity so fast they won't stop paying..granted you have some inputed interest to pay.. but no different than buying them a TV.. and Boy 2k for a flat screen that was one heck of a flat screen for 1k you can buy a dozy.. at least what I saw at Coscto yesterday  :)

Hi everyone,The situation is this:The buyer wants to buy a house for 200K, he singed on a purchase contract and on a deposit of 4KAppraiser said that the house value is 170K and the lender is refusing to finance at a purchase price of 200K (he wants to go on 170K)Obviously the seller doesn't want to sell at this price and the buyer can't finance the deal (Buyer's first house purchase ever) Dose the buyer have to pay the deposit?
