Where I see the builder incentives and builders hurting is in starter housing or housing for rentals that investors are buying.. everything there is interest rate driven.. with land costs fixed and building cost not coming down , interest rates rising this hurts builders who are building product for those that MUST have financing to buy and are barely able to qualify IE starters..

After visiting these States, I just didn't see the benefit of investing in $200,000 in a B- class neighborhood in Ohio, which is a 5 hour flight away, when I could maybe invest a similar amount  in the California Central Valley in a C class neighborhood that I could drive to when needed.

You can see the difference as soon as you get in the program - I was genuinely shocked how helpful everyone was in the program and how the students all seem to lift each other up.

Next - I look to look at Zillow (which you mentioned) to see the active number of rentals on the market that this would be competing with. 

They never see the card.

I'm not sure I see the point.

I'll see the tax increase on Indy house #2 next year. 

I see the reason so many are uncomfortable, is a total lack of understanding. 

Search on this forum and you can see the buffer contingency numbers which people how have invested and got burnt come out with and maybe use  a median to calculate based on that:)

Your guys you prefer to operate independently don't yet see the value of your partnership.
