I was in the position of considering renting to someone with a pittie.  

That does not mean it is approved, but it is a positive.  

One positive I can see is it could help some tenants boost their credit scores, while also incentivizing them a little extra to pay on time. 

I can see the cost to entry being a positive one but I am looking to weighing all the options and scenarios.

The majority of them are in the grind and are not at a place where they have millions of disposable dollars where they realize that buying one more profitable investment won't have a huge positive impact in their life.

When lenders calculate your DTI and your owned properties are breaking around even or a little cash positive from rents, do they basically look at those as no debt or even positive income to keep giving you more loans?

Would anybody in similar position be interested in starting a partnership/s to go in on a loan together?

Prises are so attractive but as soon as add the taxes….there goes the positive cash flow.

How are unsophisticated mom & pop lenders in 2nd and 3rd position on those properties going to get their investment back?
