When he does a subpar job you gonna risk the friendship and demand rework?

I write this doing extensive RE work/research in the last 2 months, and FINALLY finding out what my goals, strategy, and exit plans will be.Does this make sense?

There is some good advise in this thread about what to do about that.Based on what you have said, you need to rework your business practices.

If you reworked your numbers to get a purchase price that would get that return you could submit an offer then continue your diligence. 

(Doesn't sound like it is) I'd rework the numbers and do more due diligence.

The only thing stopping me from reworking the numbers in the analysis right now is that I'm not sure what else is going to be necessary.

Sometimes a whole rework of the basement plumbing is the only way to fix it.

Built-in stoves are more expensive than regular stoves, so do we re-work the cabinets to set a regular stove/oven?

Trouble is that we discovered that to do what we want in the basement, we have to rework the stairs to the top floor - where two of the bedrooms are - which is why I'm really at a loss for whether we should wait till the lease ends...still 14 months away, or try to bargain with them about a solution.
