Hello,We have "trapped equity" in a long term rental condo and are considering selling it and doing a 1031.

I’m eager to grow my rental portfolio and take this entrepreneurial journey to the next level!

I'm a local investor and I've owned rental properties in Florida as well as Colorado. 

.: Property managers, how do you collect rent from tenants, keep your management fee, and send the remainder to the owner without it reflecting as if you received the full rental income in your bank account?

-A2 also has rental registration and inspection.  

Currently have a small rental sfh on a lot that can clearly build at least a 4 unit on it.

I know many landlords set a credit score threshold around 580-600 for Section 8 tenants since the program provides a rental guarantee.

It’s paid off, I would “like” to leave it that way & maximize the cash flow while paying down the heloc between the rental & other income.  

I currently own (and property manages) one investment property (2 family rental).
